Hello, is 1.9mil for a 904 sqft 3 bedder mid floor in Parc Esta a good buy? A friend of mine has a unit asking for 1.98mil but willing to let go at 1.9mil if I decided to buy. Is it worth it?

It is over 2,100psf based on $1.9m which is likely going to be a record price. Are you buying for own stay or are you looking to rent it out?

Now in my opinion, the concern here is not about the buying but rather the selling process where you may not make much capital appreciation at all should you decide to sell this unit at Parc Esta one day.

Hi,

2100 psf will be one of the highest psf transacted in the development and I would say it has to be an unit you really like and can see yourself staying there long-term to pursue this option. I believe I have shared the consideration of the need to hold for a longer time period before selling and the more difficulty to exit at a higher price than your neighbours (esp. the first owners) who can comfortably exit next time at your entry price of 2100 psf today.

If its for own stay, whether if its worth it is up to the individual, since it has to be weighed against the personal requirements that can be met (such as being near loved ones, near schools, near workplace, like the condo design etc.) and not purely numbers.
